Client Brief

The client sought to maximize rental yield within a constrained urban footprint while maintaining market appeal for mid-income tenants. The brief required a mix of efficient 1 and 2-bedroom units, adequate parking, and a strong architectural identity to differentiate the property in a competitive residential development Kenya market. Cost control and buildability were critical, with a clear expectation for seamless coordination from concept through construction.


Design Response

The architectural strategy prioritizes efficiency without compromising spatial quality. A centralized vertical circulation core anchors the plan, allowing for clear unit distribution and optimal structural grid alignment. This reduces wasted circulation space while improving construction efficiency.

The ground floor integrates structured parking with a controlled ramp system, accommodating 19 vehicles—an essential feature in Nairobi’s high-density neighborhoods. Upper floors are organized around a rational corridor system, ensuring each unit benefits from natural light, ventilation, and functional privacy.

The building massing is deliberately clean and vertical, reinforcing its presence within the Komarock skyline. Recessed balconies and carefully proportioned openings create depth on the façade, enhancing both aesthetics and environmental performance.


Material & Finish Strategy

The façade combines textured stone cladding with smooth painted render, creating a balanced contrast that is both durable and visually refined. Vertical glazing elements introduce light into circulation spaces while reinforcing the building’s contemporary identity.

Internally, finishes are selected for longevity and ease of maintenance. Ceramic tile flooring, gypsum ceilings with integrated lighting, and streamlined kitchen and bathroom fittings ensure a clean, modern living environment suited to long-term rental use.
