Set on a 3,113 m² sloped and geometrically irregular plot, the project delivers 7,752 m² of gross floor area across 8 residential floors, a raised two-level parking podium, and a rooftop clubhouse. Every unit is a 3-bedroom all-ensuite apartment, purpose-designed to maximise rental yield, occupant comfort, and long-term asset value.


Design Concept

The architecture is fundamentally programme-led — every formal decision flows from the need to resolve a complex brief on a challenging site without compromise.

The building responds to the irregular terrain through a stepped and elevated podium strategy: parking is contained within the ground and first floors, adapting to the natural gradient and eliminating costly deep excavation. Above the podium, a compact vertical core anchors a radial, angled floor plan whose wings splay outward to follow the site’s geometry.

This is not a conventional slab block. The angled layout breaks the tyranny of the double-loaded corridor, replacing it with short, naturally lit circulation spines that give each floor a quieter, more residential character. Every unit is positioned at a corner or wing terminus, gaining cross ventilation, multiple light sources, and uninterrupted views — qualities that translate directly into rental appeal.

Internally, each luxury 3-bedroom apartment in Ngong is organised around a clear spatial hierarchy: entry, open-plan living and dining, then progressively private bedroom zones. The result is a floor plan that feels generous and breathable despite its efficiency.
