PROJECT OVERVIEW
A contemporary private residence delivered in a growing peri-urban setting within Nairobi’s metropolitan region. The project is a multi-level modern maisonette designed and executed under a full design and build Kenya model by Pinmat Ventures. It reflects a controlled transition from concept to construction, with clear alignment between architectural intent and site execution.
CLIENT BRIEF
The client sought a refined family residence that balances modern aesthetics with practical living. Key requirements included generous living spaces, multiple bedrooms with privacy, integrated servant quarters, and outdoor extensions such as balconies and a rooftop terrace. Efficiency in construction cost, durability of materials, and long-term property value were central to decision-making.
DESIGN RESPONSE
The architectural response is defined by clarity of form and deliberate spatial hierarchy. The massing adopts a clean, rectilinear composition, articulated through recessed volumes, cantilevered balconies, and vertical glazing elements that enhance natural light penetration.
Internally, the layout prioritizes fluid movement between shared and private zones. The ground floor anchors communal living with an open lounge and dining interface, connected to a well-defined kitchen and utility core. Upper levels transition into private domains, incorporating en-suite bedrooms, a family lounge, and elevated outdoor terraces that extend the living experience.
The facade strategy introduces depth through layered planes, strong vertical proportions, and controlled openings, positioning the project within the language of modern maisonette design Kenya while responding to climate and context.
MATERIAL & FINISH STRATEGY
Externally, the palette combines textured stone cladding, smooth cementitious render, and expansive glazing. This contrast reinforces visual weight at the base while maintaining lightness on upper volumes. Internally, finishes are selected for longevity and understated elegance.
