Project Overview

This 3-bedroom bungalow in Nyeri County was delivered as a full design and build Kenya project for a private retirement residence. Conceived as a calm, grounded home within a lush natural setting, the project balances architectural clarity with long-term livability.


Client Brief

The client required a retirement home that prioritizes comfort, accessibility, and quiet living. The brief emphasized a single-storey layout, minimal maintenance, strong indoor-outdoor connection, and efficient use of space without compromising quality. Budget control and durability were key considerations, with a preference for a timeless aesthetic suited to the Nyeri climate.


Design Response

The design adopts a low, horizontal profile anchored by a hip roof, reinforcing visual stability and climatic responsiveness. A central living and dining space forms the heart of the home, seamlessly connected to a semi-enclosed veranda that extends the living experience into the landscape.

Circulation is intuitive and direct, separating private bedroom zones from shared living areas while maintaining visual continuity. Large glazed openings introduce controlled natural light, enhancing spatial warmth without overheating. The entrance sequence is defined by strong stone elements and subtle screening, creating both privacy and architectural identity.


Material & Finish Strategy

The external palette combines natural stone cladding with smooth render, creating a durable and contextually appropriate facade. The stone base anchors the structure visually while protecting against weathering, a critical consideration for residential development Kenya.

Internally, finishes follow a restrained, warm palette. Tiled flooring ensures longevity and ease of maintenance, while clean ceiling treatments and integrated lighting provide a refined yet understated interior environment. The material strategy prioritizes durability, low maintenance, and long-term value.


Delivery & Execution

As a fully integrated architecture firm Nairobi operating under a design and build model, Pinmat Ventures maintained control from concept through construction. This ensured alignment between design intent and on-site execution.

Coordination across disciplines allowed for efficient procurement, reduced variations, and adherence to budget. The project was delivered with disciplined site management, clear timelines, and streamlined approvals, minimizing risk for the client.
