PROJECT OVERVIEW

This project is a contemporary 3-bedroom flat-roof bungalow located in Kenol, Murang’a County, developed as a refined retirement home. Designed and delivered by Pinmat Ventures under a full design and build Kenya model, the residence prioritizes comfort, accessibility, and long-term livability. It reflects a quiet, confident approach to residential development Kenya, balancing simplicity with architectural intent.

CLIENT BRIEF

The client envisioned a retirement home that offers ease of living without compromising on spatial quality or architectural presence. The brief called for a single-level residence with generous natural light, secure openings, and minimal maintenance requirements. Outdoor living was essential, with a preference for elevated views and a private terrace experience, while maintaining cost efficiency and construction clarity.

DESIGN RESPONSE

The design adopts a clean, horizontal composition defined by a flat roof and layered volumes, creating a calm and grounded architectural expression. Circulation is carefully resolved, with an external staircase leading to a functional rooftop terrace, extending the living experience beyond the interior.

Large, well-proportioned openings enhance daylight penetration while maintaining security through integrated steel detailing. The terrace pergola introduces a shaded outdoor room, reinforcing the home’s lifestyle intent. Internally, spaces are organized for intuitive movement, prioritizing accessibility and visual continuity across key living zones.

MATERIAL & FINISH STRATEGY

The external palette combines textured cement render with a grounded natural stone base, providing durability while anchoring the structure visually to its landscape. Mild steel balustrades and pergola elements, finished in a refined dark tone, introduce contrast and precision.

Internally, finishes are selected for longevity and ease of maintenance, including high-quality floor tiles, gypsum ceilings with integrated lighting, and timber accents where warmth is required. The material approach reflects a balance between resilience and understated elegance, appropriate for a retirement-focused residence.

DELIVERY & EXECUTION

Pinmat Ventures managed the project through a fully integrated design and build Kenya approach, ensuring alignment between concept, detailing, and site execution. Construction followed clearly defined structural systems, including reinforced concrete slabs, strip foundations, and carefully specified steel elements for the terrace and balustrades.

As indicated in the roof terrace layout and section drawings , the project demonstrates technical clarity in areas such as pergola fabrication, drainage planning, and structural layering. Continuous coordination between design and site teams ensured adherence to budget, timelines, and regulatory approvals.

PROJECT OUTCOME
